When you initially spoke to your current agent about selling your home, I imagine they were extremely attentive and you had complete confidence in instructing them. Initially you received a number of viewings and feedback after each one.

But it’s been some time since you had a viewing, in fact it’s been a while since you’ve spoken to your agent. You’ve called them but they don’t call you back. When you do finally get through to them all they seem to tell you is to drop the price.  A very frustrating response considering you went with their guidance on the asking price in the first place.

Weeks or months down the line you are not happy, things aren’t going to plan and your home isn’t selling, you are concerned about the level of enquiries and viewings your property is receiving. However your agent does not appear to be interested in you and your home anymore.

You are not alone in feeling like this. If your agent has done anything you really are not happy with and you want to get out of your contract immediately, I would speak to them about the issue and formally complain in writing to the agent. Once you have served notice, speak to your new estate agent about a launch plan, marketing strategy and dates. If possible, take your home off the market for a short period, then when you launch with your new agent it will recreate that initial enthusiasm and activity that a new home coming to market has. Working with an agent who understands the importance of communication at this time and always prioritises customer service, with the right marketing strategy, you will sell.
